If you would like to be removed from the lease agreement, we will need owner approval first. If the owner agrees, we will verify that the remaining occupant’s income is 3 times the market rent. Once this has been completed, we will assess a lease origination fee to underwrite a new lease, removing you from the agreement.
If you would like to be replaced by someone else in the lease agreement, they will have to go through our application process. We will require written approval from all tenants stating they approve of adding this individual and removing you. If approved, we will assess a lease origination fee to underwrite a new lease. The security deposit will not be released and it is up to the tenants to work that out. If the applicant has a pet, we will need owner approval and fees may be charged to accommodate this request. If it is an assistance animal, we will require you to fill out an assistance animal request form. We will then reach out to your physician to verify the information provided.
