Utah Law makes it clear that renters must maintain the property and follow all rules.
These include:
1) Be current on all payments required by the rental agreement.
2) Cooperate in maintaining the rental unit, including allowing owner and agents to enter to conduct maintenance.
3) Comply with the board of health rules.
4) Maintain the premises in clean and sanitary condition and not unreasonably burden common areas.
5) Properly dispose of all garbage
6) Use plumbing, sanitary and electrical fixtures as designed
7) Occupy rental as designed: DO NOT increase the number of occupants above what is specified in the agreement without the consent of the owner or agent
8) Comply with the rules of the rental agreement
9) Renters may not intentionally destroy or damage any part of the rental unit, interfere with the peaceful enjoyment of another renter or unreasonably deny access to the apartment to the owner for purposes of maintaining premises.
