An emergency is considered to be anything relating to the property under the lease, which is threatening to life, health, or the property.
Examples of emergency’s include: fire, severe property damage, flood, sewage backup, gas odors, broken water pipes, broken furnace (under 45 degrees only), broken A/C (Over 85 degrees only). Stop and call 911 immediately if any emergency is life threatening!
Examples that are NOT an emergency include: the refrigerator is out, the power is off, oven stops working, locking yourself out of the house, the water heater isn’t working, disposal isn’t working, non-property threatening water leaks like a slow drip.
Warning: We take emergencies very seriously and if you claim to have an emergency when one does not exist, you will be charged for the vendor’s service call. In addition, you will be charged a non-emergency fee per occurrence.
