In most cases, there are three main inspections that we complete while a tenant is occupying a property.
1. Security Inspections
Some of our owners have opted to have us complete security inspections throughout the term of the lease agreement to ensure the property is being well taken care of. Our team will usually take a few pictures of the common areas such as living room, dining room, kitchen, bathrooms, and any other special requests by owners. They will typically avoid bedrooms as this is a personal space. You may choose to be home when we complete the inspection, but you are not required to be.
2. Pet Inspections
These inspections are completed to ensure that there is no property damage being caused by the pets. These are usually quicker than security inspections and we do not take pictures unless we find any damage. Typically, we will use a black light on the carpet to determine if there are any urine stains.
3. Yard Inspections
Per the terms of the lease agreement, it is your responsibility to ensure that the yard is being maintained. At the end of each month, you will receive an email reminder to send us pictures documenting the condition of the yard. Please take a photo of the front/side/back of yards when applicable. Try to take photos from the same spot so we can compare them easily. Send these pictures and any questions you may have to tenants@wolfnest.com. If you fail to sufficiently care for the yard, professional yard care services will be employed at your expense.
