Whenever a tenant calls an owner directly or an owner stops by the property to introduce themselves, it almost always creates problems down the road. Once the tenant knows that they can contact you, they have little incentive to work with us anymore.
This means that whenever they pay late and we enforce the late fee, they will reach out to you to see if you can waive it. If they desire a month to month lease and we have told them that they need to sign a new agreement to provide you long-term security, they will reach out to you directly to discuss.
You have hired us to be the bad guy when tenants are not doing what they have agreed to, but we cannot do this if a tenant knows that they can immediately call you if we deliver news that they don't like.
If we could provide any advice to you, it would be to avoid giving your contact information to a tenant at all costs.
