As detailed in our agreements, we charge the "Non-Refundable Admin Fee" to the tenant to cover the costs associated with the move-in and move-out inspections. These inspections are painstakingly detailed, time-consuming, and expensive. An overwhelming majority of our owners preferred that we pass this cost along to the tenants rather than pay for it themselves. However, since we also didn’t want to scare off potential tenants, we determined that deducting this fee from the security deposit after move-in was the most efficient way to address this problem.
Since our property management software is designed for all expenses to flow through the owner, you will notice that the "Non-Refundable Admin Fee" is listed on your statement; however, there will always be a corresponding "income" from the tenant for the same amount which is paying that expense.
